Queensbridge Building tops out as Southbank’s transformation gathers pace
A new landmark has officially joined the Southbank skyline, with developer Time & Place announcing the topping out of its 65-storey Queensbridge Building – a major milestone for the inner-city residential tower set for completion by the end of 2025.
At 209 metres tall, the Queensbridge Building is the only high-rise residential development in Southbank on track to finish this year, delivering 353 apartments and a 188-key boutique hotel – Hannah St. Hotel – as part of its premium offering.
Built by Hickory and backed by MaxCap Group, the $5 billion development boasts high-end design by Fraser & Partners and interiors by Flack Studio, alongside resident amenities such as rooftop terraces, a lap pool, co-working space and wellness studios.

Hickory managing director George Abrahram said the topping out milestone was a testament to the quality and pace of the project: “We’re on track to deliver a transformative living experience in an iconic building.”
The hotel component – operated by TFE Hotels as part of its Collection portfolio – will introduce a new layer of hospitality to Southbank, integrating a restaurant, hotel lobby and premium concierge services into the residential experience.
While the tower marks a major vertical achievement for the precinct, the surrounding area at its doorstep is also set for a horizontal transformation.
Located just metres from the Queensbridge Building’s entrance, the long-overlooked Kings Way undercroft is set to be revitalised into 5000sqm of public open space, thanks to a joint investment by the City of Melbourne and the federal government.
Dubbed a “massive win for Southbank” by Lord Mayor Nick Reece, the new space – part of the council’s City Road Master Plan – will include recreational facilities, art installations and safer pedestrian links.
The council allocated funding in its 2025–26 budget to progress the long-awaited renewal, with detailed design work now under way.
Together with the new and expanded library and soon-to-be renovated Boyd Community Hub opposite on City Rd, the Queensbridge Building and undercroft renewal signal a new chapter for the heart of Southbank. •
