$500m Park Modern residences launched in South Melbourne

Developer Time & Place has officially launched Park Modern, a $500 million residential project that will deliver 230 luxury apartments overlooking the Royal Botanic Gardens.

The Dorcas St project, located at the nexus of the Domain and Southbank Village precincts, has now moved into its delivery phase with builder Hacer appointed to bring the design by architecture firm Fender Katsalidis to life.

Park Modern is set to become a new landmark in South Melbourne, offering a mix of one-, two- and three-bedroom residences, along with premium penthouses. The project will also feature a range of lifestyle amenities including a wellness centre, pool, spa, and sauna, as well as a library and co-working spaces.

Tim Price, director of Time & Place - the same developer behind the nearly completed Queensbridge Building in Southbank - said Park Modern was conceived as “an address defined by its connection to nature and wellbeing”.

“Our vision was to create a place of sanctuary directly opposite the Botanic Gardens, where residents could enjoy the very best of Melbourne’s design, lifestyle, and culture,” Mr Price said.

The building’s architecture responds to its unique location, with a sweeping curved façade designed to mirror the greenery of the gardens. Interiors, led by interior design practice Hecker Guthrie, emphasise natural materials and calming palettes to reinforce the project’s focus on wellness.

The development has already attracted significant buyer interest, with strong pre-sales recorded ahead of construction commencing.

Hacer director Vin Sammartino said, "With the demolition works now complete we are looking forward to commencing works across the foundations of the Park Modern structure later this month. This is a landmark precinct, and we are proud to be entrusted with the build."

Mr Price said the appetite reflected Melbourne’s continued demand for high-quality residences in prime locations.

“Park Modern is about timeless design and long-term value,” he said. “We’ve placed a focus on creating homes that are not only beautiful but also sustainable, with spaces that will stand the test of time.”

Construction on Park Modern is expected to commence later this year, with completion slated for 2027.
