For AMS Flooring founders Joseph Cashin and Alex Caldwell, success has come from understanding what makes apartment living different – and tailoring their business to fit perfectly within it.

Founded in 2017, AMS Flooring was created to solve what Joseph described as a “real gap in the market” for trades servicing Melbourne’s inner city.


We noticed there was a real problem with trades and shops servicing Melbourne CBD, Southbank, and in particular the high-rise markets,” Joseph told Southbank News. “So, we founded AMS Flooring to fix this problem, and we’ve been doing it ever since.



From that idea came a business model designed around convenience: a mobile flooring showroom that brings samples directly to the customer’s apartment. Rather than visiting multiple stores and guessing how a colour might look at home, AMS customers can view samples against their own walls, lighting and furniture – saving time and avoiding the traditional showroom shuffle.

“You’re saving time,” Alex explained. “Instead of going to the showroom, taking samples home, realising you want something different and going back again, we bring everything to you. From first call to quote can take as little as an hour.”

The company specialises in timber, hybrid, vinyl, laminate and carpet flooring, as well as acoustic underlays – a crucial consideration in apartment living where sound transfer can easily become an issue. AMS also provides commercial flooring, carpet tiles for common areas, and even painting and blinds, offering a complete one-stop renovation service.

“Another major problem we saw was that contractors often didn’t understand what the high-rise market needs,” Joseph said. “We take the time to read through building protocols and understand each site’s acoustic requirements. Every building is different, and we make sure what we install is right for that customer.”

AMS Flooring’s deep understanding of the apartment environment has helped it carve out a strong niche in Melbourne’s high-density market, particularly across Southbank and the CBD, where the business now counts many building managers and strata companies as regular partners.

“Those relationships are really important,” Joseph said. “When a resident wants their floors done, building managers often recommend us because we know their building protocols, handle lift bookings, compliance and all the details that can make the process stressful for residents. We try to make it as seamless as possible.”

Much of AMS Flooring’s growth has been driven not by advertising, but by word of mouth and the trust it has built through reliability and professionalism.

“We’ve worked hard to build that reputation,” Alex said. “We’re always on time, well presented and deliver what we promise. Most of our work now comes from referrals – people talk to their neighbours, real estate agents, or building managers and say, ‘These guys made it easy.’”

That personal approach continues to fuel their passion for what they do.

“For me, it’s about making a difference,” Joseph said. “We’ve built something unique, and it feels great to know we’re improving people’s homes and experiences.”

Alex agreed: “when you see a customer’s face after their new floors go in – when their apartment is completely transformed – that’s what it’s all about.”
