Southbank’s last prime site sees $80M presale success with launch of “Sento”
A bold new residential tower, Sento, has officially launched on one of the last remaining development sites in Southbank, recording more than $80 million in presales and signalling renewed confidence in Melbourne’s off-the-plan apartment market.
Unveiled at a launch event on July 23, the 48-storey tower at 56 Clarendon St is being delivered by Melbourne-based developer Holder East, blending Japanese-inspired wellness living with high-end design and a luxury hotel offering.
Set to become Melbourne’s first “urban onsen”, the tower will feature just 140 apartments across a sculptural, FK-designed tower, along with a boutique 126-room hotel occupying the building’s lower nine levels.
Holder East chief operations officer CJ Wu said the strong pre-market response reflected demand from both interstate and international buyers looking for quality residences in Melbourne’s city centre.
“Melbourne is on the cusp of a significant transformation, with population growth, major infrastructure investment and relative value compared to other states all drawing renewed attention to the city,” Mr Wu said.
“Sento’s location in the heart of Southbank, opposite Crown and within walking distance to Melbourne’s cultural and dining precincts, has resonated with interstate and overseas buyers seeking a refined city pad in a globally recognised address.”

He said the development was conceived around the idea of “urban clarity,” drawing from Japanese design traditions to deliver calm, minimalist interiors, lush gardens, and a wellness-first lifestyle.
“From the private teahouse to the secluded onsen garden, every detail reflects the city-zen spirit – one that prioritises rest, ritual and architectural calm,” Mr Wu said.
Apartments are priced from $740,000, with penthouses from Level 36 to 48 yet to be launched. The upper-floor residences will be designed by a globally recognised firm, known for its minimalist and functional approach.
Holder East’s early success with Sento is notable in a market where traditional off-the-plan apartment sales have slowed, with many developers turning to build-to-rent projects. The appetite for projects like Sento suggests continued demand for boutique, high-quality apartment offerings in premium locations.
Amenities will include a Japanese bathhouse, a private teahouse, an expansive sky garden, yoga room, gym, and a separate hotel lobby with dedicated lifts to maintain privacy for residents.
The tower adds to Holder East’s growing portfolio, including the Oasis development in South Melbourne, home to Australia’s first Hyatt House. •
